The Challenge
- Acoustics. In multi-unit buildings, drain noise transmits to the unit below. Impact noise through the slab and flow noise through the waste pipe both needed addressing.
- Volume and repetition. 320 apartments with identical layouts, installed by multiple subcontractors over a long programme.
- Maintenance access. Every unit had to be serviceable from inside the bathroom — no access to the unit below.
- Defect risk. A waterproofing failure in one unit becomes a claim against the developer, and rectification means breaking out tile.
The Solution
Drain type: Low-profile linear drain with decoupling detail, standardised across all apartment types.
- Single specification across all 320 units, with the same drain in every bathroom type
- Acoustic decoupling layer beneath the drain body to reduce structure-borne transmission
- Rigid independent support, fixed to the slab rather than relying on the screed alone
- Grate and hair trap serviceable from above without tools
- Integrated waterproofing flange so the membrane bonds directly to the body — reducing the most common defect source
- Spare grates and traps supplied with the order and held in the building’s maintenance store
Delivery
Delivered in staged shipments matched to the tower-by-tower construction programme, with consolidated documentation for each phase. Quantity take-off was completed by bathroom type to reduce on-site counting.
