Freezing affects drains in unheated buildings, holiday properties and external or semi-external areas. Prevention is about keeping the trap warm, keeping water moving, or using a trap that does not rely on a standing water seal.
Where freezing causes problems

Prevention measures
- Drain the trap before winter — in unheated properties, clear standing water from the trap so there is nothing to freeze
- Use a dry trap — mechanical or membrane seals do not rely on a water seal and are not affected by freezing
- Insulate exposed pipe runs — where the waste pipe passes through cold spaces
- Keep the space above freezing — even minimal background heating protects both the trap and the pipework
- Regular use — a drain used daily is far less likely to freeze than one left standing
- Correct fall — water that drains fully leaves nothing to freeze
If a drain has frozen
- Do not pour boiling water directly into a frozen trap — thermal shock can crack ceramic or damage seals.
- Warm the area gradually.
- Use warm (not boiling) water in small quantities.
- If the pipe run is frozen, warm the pipe itself rather than the drain.
- Check for cracks in the trap after thawing before returning to use.
Design-stage decision
For installations that will be left unheated — holiday homes, outbuildings, external showers — specify a dry trap rather than a water-seal trap. This removes the freeze risk altogether rather than managing it.
