The Challenge
- Coastal corrosion. The site is within a few hundred metres of open sea. Standard 304 stainless tea-stains and pits in this environment within a season.
- Consistency across 96 rooms. Guests notice variation between rooms, and housekeeping needs one cleaning procedure.
- Housekeeping turnaround. Guest bathrooms are cleaned daily; anything requiring tools to open does not get done.
- Large-format tile. The designer specified 1200×600 mm porcelain, which does not tolerate four-way falls around a centre drain.
The Solution
Drain type: Wall-position linear drain, 800 mm, in all 96 guest bathrooms.
- Single-plane fall let the large-format tile run to a straight line at the wall instead of being cut to four falls
- Grade 316 stainless steel throughout, including grates and fixings, for the coastal environment
- Brushed finish selected over polished — polished grates show water marks badly in a daily-use guest bathroom
- Tool-free grate removal with a large hair trap sized for daily cleaning
- One specification across all rooms so housekeeping follows a single procedure and the spares inventory is one part number
Public and Accessible Washrooms
Ground-floor accessible washrooms used the same drain family with a finer height adjustment range and a grate rated for wheeled traffic, keeping the specification consistent while meeting accessibility requirements.

- Single drain specification across 96 rooms plus public areas
- Consolidated order with a spares allowance held by the operator
- Staged delivery matched to the floor-by-floor construction programme
- No drainage-related defects reported at handover
